Who we are and what this policy covers
PropertyHub Miami is the real estate website operated by Anna Bogomazova, a licensed Florida real estate agent. Her license is held with Star Alliance Realty, the brokerage of record. Our mailing address is 1720 Harrison St STE 18B, Hollywood, FL 33020. You can reach us at hello@propertyhubmiami.com, (305) 360-9675 (direct), or (305) 824-7157 — the Star Alliance Realty office line.
This policy covers propertyhubmiami.com, every language version of it, and any other subdomain or landing page we operate that links to this page. It explains what we collect, what we do with it, who else touches it, and what you can ask us to do about it.
The policy is written and published in English. The site interface and our replies to you are available in English, Russian, Spanish, Arabic, Portuguese. If you want any part of this explained in one of those languages, ask us and we will.
Two things about how the site works today:
- There are no visitor accounts. No sign-up, no login, no password, no profile. Nothing you do here is tied to an account. Our editorial back office (Sanity Studio, at
/studio) does have staff logins — it holds blog posts, neighborhood guides and building pages, not visitor data. - There are no payments. Nothing is sold through the site, no card details are collected, and we use no payment processor. If we ever take a payment, the processor will appear in the sharing table below before the first one is taken.
What we do not collect
No form on this site asks for Social Security numbers, driver's license or passport numbers, immigration or visa status, bank account or payment card numbers, credit reports, income or tax documents, health information, or passwords.
One caveat: several forms have a free-text message box. Whatever you type there is stored in our database and emailed to us exactly as you wrote it. Don't paste identification numbers, financial account details, or anything else you would not want sitting in an email inbox. If you need to send documents like that during a transaction, we will arrange a better way to do it.
Information you give us
The site has five form endpoints, appearing in six places. Each is listed below with the fields it actually collects.
Contact form
On the contact page. Collects your name (required), email address (required), phone number (optional), and your message (required).
Listing inquiry and viewing request
Attached to individual listings, for scheduling a showing or asking about a property. Collects your name (required), email address (required), phone number (optional), and a message (optional). It also submits the MLS number of the listing (required) and its street address (optional), so we know which property you mean.
Preconstruction inquiry
On new development pages, for requesting floor plans and pricing. Collects your name (required), email address (required), phone number (optional), a message (optional), and the project name (optional — filled in for you from the development you were viewing).
Newsletter signup
Appears in a panel while you browse. Collects your email address, and stores your IP address with it like every other form. Signing up sends you a welcome email immediately — there is no confirmation step, and nothing checks that the address is yours. See "Calls, texts, and email" below for how to stop it.
Home value request
On the instant estimate page. Collects your email address (required), the property address you want valued (optional), and a short property type or description (optional).
This form does not produce an automated valuation today. It sends us a request for a comparative market analysis prepared by a person. If we ever display an automated estimate, we will say so on the page and here.
Market report panel
A panel that can appear when you move to leave the site. It collects your email address only. It asks for nothing else, and we record alongside it that the request came from the market-report panel. It reaches the same place as the home value request above.
The hidden anti-spam field
Three of the forms — contact, the shared listing and preconstruction form, and the home value form — include a hidden field that is not shown to you and that you cannot fill in by normal use. Spam bots fill it in anyway. All five endpoints check for it, and any submission that arrives with it filled is discarded as automated and never stored.
If that ever happens to a genuine submission — a password manager or browser autofill filling the hidden field is the usual cause — the page will still show you a success message even though nothing reached us. The same is true if you hit the rate limit described below, except there you get an error asking you to try again. The address lookup on the estimate page
If you type an address into the lookup on the instant estimate page to see nearby market data, that address is sent from our server to our geocoding provider, Mapbox, to turn it into coordinates. Your IP address is not forwarded to them; the request comes from our server and carries our own site address as the referrer.
Two things follow from how that lookup is built. The address travels as part of the request URL, so it appears in our hosting provider's request logs and is cached at our CDN keyed to the text you typed. And the lookup is rate limited by IP address — 20 lookups a minute — through the same rate limiter described below. If you don't go on to submit the form, the address is never written to our database.
The search box
What you type into the search box is sent to our server to fetch suggestions, rate limited by IP address, and cached at our CDN by the text you typed. Search queries are not written to our database.
Information we collect automatically
Your IP address, stored with your form submission
When you submit any form, we store the IP address the submission came from in the same database record as everything else you sent. It is stored in full, not shortened or hashed.
We do it for two reasons. Rate limiting: we count submissions per IP address and per email address over a rolling ten-minute window, cap them at five, and reject the rest, which keeps the forms from being used as a spam relay or an inbox flood. And abuse investigation: if a form is being attacked, the IP is what shows the pattern.
We do not use your IP address to build a profile of you, to track you across other sites, or to target advertising. Outside the record of your submission, no feature on this site writes your IP address to a record we keep. Our hosting provider processes it to serve and secure the site, and our rate limiter holds it in short-lived counters — both are described below and in the sharing table. If we add anything else that stores it, it will be described here.
Site analytics
We use first-party analytics and performance monitoring from our hosting provider. They record page views, the page path, the referring URL, coarse device and browser information, coarse location worked out on the server, and page-loading measurements. They set no cookies, we do not assign you an identifier, and no report we receive names you. We have not configured any filter on what they send, so the page paths and query strings you visit go to them as they are.
These load on every visit. The notice banner does not control them — see below.
On-site activity, only if you accept the notice
If — and only if — you accept the cookie notice, we record what you do on the site so the agent can see which homes you are actually interested in and help you properly. Until you accept, none of this runs: no identifier is created, nothing is stored, and nothing is sent. This is the one thing on this site the notice banner genuinely controls.
What we record: the listings and new developments you open, how long each one was actually visible on your screen (the timer stops when the tab is in the background), the homes you save with the heart icon, and when you come back after a break of more than half an hour. Each record holds the item you looked at, a number such as seconds visible, the page path, and the time.
How you are identified: when you accept, we generate a random identifier — not your name, your email, or your IP address — and store it in a cookie named ph_aid and in your browser's local storage for up to 400 days. It exists only to join your own activity together. If you create an account or sign in, this activity is linked to your account, including the activity from before you signed in.
We keep these activity records for 90 days, after which they are deleted automatically. You can stop the collection and remove the identifier at any time by clearing this site's cookies and site data in your browser. Automated traffic (bots, crawlers, and browser automation) is excluded before anything is recorded.
Where this activity goes: a copy is sent to the agent's customer relationship management (CRM) system, which is the tool the agent uses to keep track of inquiries and follow up. It arrives under the random ph_aid identifier described above, so it is not linked to your name until you send us an inquiry. See *Who we share information with* below for what happens then.
Server logs
Our hosting provider processes every request to the site — your IP address, the URL you asked for, and your browser's user-agent string — to serve and secure the pages. Those logs are kept by the provider under its own retention terms, not ours.
MLS and IDX listing data
The property listings on this site come from the Miami Association of REALTORS® IDX feed, delivered through a listing data API (Bridge Interactive). Nothing about you is sent to that feed. It runs server to server, one direction only: listing data flows in. Browsing, saving, or comparing listings tells the MLS nothing about you. If MLS rules ever require us to send anything upstream about a visitor, this paragraph will change before we do it.
Listing content is information about property. The parts of it that relate to people are the listing brokerage's and listing agent's names and contact details, and property information that is public record. We display MLS content as it is supplied and do not translate, reword or otherwise alter it, in any language version of the site.
Listing photographs are a separate matter. They are loaded by your browser directly from the MLS photo hosts and their content delivery networks — SimplyRETS and Amazon CloudFront — rather than being copied through our servers, which is why those hosts see your IP address, your user-agent, and the listing page you were viewing. If we change how listing images are delivered, this paragraph and the sharing table row change together.
How we use your information
We use what you send us to:
- reply to your inquiry, answer questions about a property, and arrange showings
- send you the automatic confirmation or welcome email for the form you submitted
- send you the newsletter, if you asked for it
- prepare the market information you requested, including a comparative market analysis when you ask for one
- run and secure the site, including rate limiting, spam filtering, and investigating abuse
- see in aggregate which pages and searches are useful, so we can improve them
- meet our obligations as a Florida real estate licensee, including the recordkeeping obligations that apply to the brokerage.
We do not make automated decisions about you that produce legal or similarly significant effects. There is no scoring, no automated eligibility decision, and no automated valuation. If we adopt a CRM that helps us decide which inquiries to answer first, that is a workflow aid rather than a decision about you, and we will say so here.
Calls, texts, and email
Your phone number is optional on every form that asks for it. If you give it to us, we use it to call or text you back about the inquiry you sent, and for the transaction if one follows.
As the site works today, we do not use an autodialer, a prerecorded or artificial voice, or bulk marketing text campaigns, and the forms do not carry a separate consent checkbox for any of that. We treat your submission as permission to reply to that inquiry, nothing wider. If we ever want to send you automated calls or marketing texts, we will ask for your written consent first, on the form, unticked, and never as a condition of anything.
To stop calls or texts: tell us on a call, reply STOP to a text, or email hello@propertyhubmiami.com (Anna Bogomazova, Star Alliance Realty). We stop, and you don't have to give a reason. We act on it immediately and in any case within 10 business days.
Newsletter and marketing email. The welcome email you get on signup is sent automatically. It carries a working one-click unsubscribe link and our postal mailing address, and your mail app's own "unsubscribe" button works on it too. Unsubscribing takes effect immediately and is remembered, so we will not email that address again for marketing even if the form is submitted with it later. You can still email hello@propertyhubmiami.com to be removed. Transactional replies about something you specifically contacted us about are separate and are not affected by unsubscribing.
Transactional replies. The confirmation you get after submitting a form, and any reply to a question you asked, are answers to you rather than marketing, and they carry no unsubscribe link.
What we do not do with your information
These hold regardless of how the site changes:
- We do not sell, rent, or trade your personal information. No lead is sold to a lender, a title company, a partner brokerage, or a lead aggregator.
- We do not share your information for cross-context behavioral advertising. There are no advertising pixels, no remarketing tags, no ad networks, and no ad identifiers on this site.
- We do not build cross-device profiles or link your activity to a persistent advertising identity.
- We do not give your information to anyone for their own marketing.
Current state rather than a promise: we run no session recording or heatmap tools, and there is no third-party chat widget on the site. The message thread you can open from a listing page while signed in is our own — it is not an embedded widget from another company, and nothing about it loads in your browser from a third party. It is listed in the sharing table above, with what the agent's CRM receives. If we add a chat or an assistant from someone else, it will appear there too, before it goes live.
If any of this changes, this policy changes first.
How long we keep it
Records of form submissions are stored in our database, and a scheduled job now enforces the following automatically. The IP address we store with a submission is removed 90 days after the submission. An anonymous inquiry — one not tied to an account you created — is deleted in full 12 months after it was submitted. If you have an account, the inquiries you sent while signed in stay with your account and are removed when the account is deleted rather than on that timer. Analytics data and request logs are held by our hosting provider under its own retention terms and are not tied to you individually.
The copy of your inquiry held in the agent's CRM is kept for as long as the agent keeps working the inquiry, and is removed when you ask us to delete your information. The 90-day limit stated above applies to the on-site activity records we hold; the copy sent to the CRM is retained there under the agent's own record-keeping rather than that timer.
Messages. If you message the agent from a listing page while signed in, the conversation is kept with your account so you can come back to it, and a copy sits in the agent's CRM. Deleting your account deletes the conversation here; you can also ask us to delete it at any time, and we will remove the CRM copy too. There is no automatic expiry on messages — a conversation about a home you are still considering should not vanish on a timer.
Our criteria for removing a record: we delete an inquiry once the conversation is over and no transaction followed, we delete anything you ask us to delete, and where Florida real estate law requires the brokerage to retain transaction records, those are kept for the period the law requires and no longer.
- If you ask us to delete what you sent us, we will, and we will confirm it. Write to hello@propertyhubmiami.com (Anna Bogomazova, Star Alliance Realty). Deletion is done by hand against our inquiry database — see the response times under "Your privacy rights".
- Deletion covers our database and the copy held in the agent's CRM, including any on-site activity that was linked to you there. Copies of the notification and confirmation emails also sit with our email provider and in our own inbox, under their retention terms; we delete those from the inbox on request too, but we cannot reach a provider's internal delivery logs.
- The scheduled purge described above runs nightly and enforces those exact periods; you do not have to ask for it to happen.
Security
The site is served over HTTPS, including every form submission. The database holding submissions is access-controlled and not publicly exposed. Forms are rate limited by IP address and email address — five submissions per ten minutes — and three of them carry the hidden anti-spam field described earlier. If the rate-limit check itself fails, it lets the submission through rather than blocking a real inquiry.
Within our organization, access to inquiry records is limited to Anna Bogomazova and the small number of people at Star Alliance Realty who need it to answer you or complete a transaction. The service providers listed above also hold copies in the course of doing their jobs, and are not permitted to use them for their own purposes.
None of this makes the site unbreakable. If we become aware of a breach affecting your information, we will notify you within 30 days of determining it, as Florida's Information Protection Act (Fla. Stat. § 501.171) requires, and we will follow the breach-notification law that applies where you live. Where the GDPR applies, we will also notify the relevant supervisory authority within 72 hours.
Your choices
- Stop the newsletter. Email hello@propertyhubmiami.com and ask to be removed. If you want the record deleted rather than just removed from the list, say so.
- Stop us contacting you at all. Tell us on a call, by text, or by email, and we stop. No reason needed.
- Correct what you sent. Mistyped an email or phone number, or want a message amended? Email us and we will fix the record.
- Clear what your browser stores. Clearing site data removes every value in the browser storage table above.
Your privacy rights and how to exercise them
Some states and countries give residents specific rights over their personal information. We will honor the following requests from anyone, wherever you live, whether or not the law requires us to — subject to verifying the request is yours, and to records we are legally required to keep.
- Know and access — what we hold about you and where it came from.
- Correct — fix information that is wrong.
- Delete — remove what you sent us.
- Portability — get a copy of what you sent us in a usable format.
- Object or restrict — tell us to stop using your information for a particular purpose.
- Withdraw consent — for anything you consented to, such as the newsletter.
- Non-discrimination — we will not treat you differently, refuse to work with you, or give you worse service because you exercised any of these.
How to make a request. Email hello@propertyhubmiami.com (Anna Bogomazova, Star Alliance Realty) and tell us what you want. You can also call (305) 360-9675 (direct) or (305) 824-7157 (office). There is no request form and no ticketing system: a person reads the email and works on the database by hand. If we add a request form, it will be described here and the email address will keep working.
Verification. With no accounts here, the only thing we can match you against is what you submitted. We normally verify a request by confirming it from the email address on the record. If you write from a different address, we may ask for enough detail about the submission to be confident it is yours. We do not ask for identity documents to process a request.
Timing. We aim to respond within 30 days, and sooner where the law where you live requires it. If a request is complicated we may need longer — we will tell you why before day 45, and we will not take more than 90 days in total.
Authorized agents. If someone makes a request on your behalf, we will ask for proof that you authorized them, and we may ask you to confirm it directly.
California residents
The CCPA applies to businesses above certain revenue and data-volume thresholds. Rather than track where we sit against them, we extend the rights above to California residents on request either way. What matters in practice:
- The categories we collect are identifiers (name, email, phone, IP address), commercial information in the sense of the property preferences you tell us about, and internet activity in the sense of pages viewed on this site. The sources are you and your browser. The purposes are the ones listed under "How we use your information."
- We do not sell personal information and we do not share it for cross-context behavioral advertising. There is no "Do Not Sell or Share My Personal Information" link on this site for that reason.
- No form asks for sensitive personal information as California law defines it. If you volunteer something of that kind in a free-text message, we store it as part of your inquiry and do not use it to categorize you or for anything else.
- Under California's "Shine the Light" law, we do not disclose personal information to third parties for their own direct marketing.
Residents of other states
If your state's law gives you rights to access, correct, delete, or obtain a copy of your personal information, or to opt out of the sale of your data, targeted advertising, or profiling, use the same address: hello@propertyhubmiami.com (Anna Bogomazova, Star Alliance Realty). We do not sell data, run targeted advertising, or profile you, so those opt-outs have nothing to switch off here. The access, correction and deletion rights are live and we act on them.
If you are in the EEA or the UK
The site is published in English, Russian, Spanish, Arabic, Portuguese and we work with buyers outside the United States, so this section sets out the GDPR position in one place.
Legal bases. Where data protection law requires us to name a basis for each purpose:
- Steps taken at your request before entering into a contract — answering your property inquiry, viewing request, preconstruction inquiry, or valuation request.
- Your consent — the newsletter. You can withdraw it at any time, and withdrawing it does not affect what we sent before. We do not currently store a consent record or a policy version with your signup, so withdrawal is handled by removing your record.
- Our legitimate interests — storing your IP address with a submission and rate limiting by IP and email so the forms cannot be abused; aggregate analytics so the site works; keeping records of inquiries we have handled. Our interest is a site that cannot be used as a spam relay. We weighed that against the intrusion of storing an IP address alongside a message you chose to send, which is limited: it is never used for advertising or profiling.
Your rights. Access, rectification, erasure, restriction, portability, objection — including an absolute right to object to direct marketing — and withdrawal of consent are rights you hold, not favors. Write to hello@propertyhubmiami.com (Anna Bogomazova, Star Alliance Realty). We respond within one month, extendable by two further months for complex requests, and we will tell you within the first month if we need the extension.
Transfers. The site is operated from the United States. Whatever you send us is transferred to, processed, and stored in the United States by us and by the providers in the sharing table. United States privacy law differs from the law where you live and may offer fewer protections. For our own handling of your inquiry, we rely on Article 49(1)(b) — we cannot answer you without the transfer, since you are contacting a US-based agent about US property. For the processing our providers carry out for us, we rely on the EU Standard Contractual Clauses and the UK Addendum in their data processing terms. We do not claim certification under any transfer framework we have not joined.
Complaints. You can complain to the data protection authority for the country where you live or work, or where you think the problem arose. We would rather you came to us first at hello@propertyhubmiami.com.
Do Not Track and Global Privacy Control
Your browser may send a Do Not Track header or a Global Privacy Control signal. We do not detect or act on either one. Both exist to switch off data sales and cross-context behavioral advertising, which this site does not do, so there is nothing for the signal to turn off. If we ever add advertising technology these signals are meant to govern, we will honor the signal and say so here.
Children
This site is for adults looking at real estate. We do not knowingly collect information from anyone under the age at which they can consent for themselves where they live — 13 in the United States and the United Kingdom, and between 13 and 16 across the EEA depending on the country. Where we are unsure, we apply the higher figure. If we learn that we have information from a child, we delete it. If you believe a child has sent us something, tell us at hello@propertyhubmiami.com (Anna Bogomazova, Star Alliance Realty) and we will remove it.
Links and embedded content from other companies
Listing photographs, map tiles, editorial images, the WhatsApp button, and any virtual tour or video player embedded on a listing page load from other companies' servers, and pages we link to are run by other companies. Their handling of your information is governed by their own privacy policies, not this one. We do not control what they collect and cannot answer for it.

Changes to this policy
If we change how we handle information, we update this page and change the "Last updated" date at the top. Material changes take effect when they are posted. We review this policy whenever we add a form field, add a third-party service, or change where data is stored.
